JOB SUMMARY

The Real Estate Director is responsible for planning, organizing, and developing PODS’ Regional Market Development strategies in a defined geography.  This position functions at the senior level to direct real estate procurement including site selection, contract negotiations, fire code approval, and return on investment.  The Real Estate Director is responsible for maintaining active communications the SVP Corp Ops, CFO, RVPs, PODS’ local management, developers, real estate brokers and community representatives to ensure the real estate acquisition process is successful.

Positions:  Directors located on the East Coast (FL, NY, MA) and the West Coast (CA, IL, CO).

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Creates a Real Estate strategy for long term growth and develop processes that increase efficiency around when and how to review real estate.
  • Presents market storage center strategic plan(s) to Operational SVP and CFO for approval
  • Manages the administrative and research processes of real estate transactions and evaluations, the site selection process, and financial return.
  • Secure quality locations to meet growth and financial return objectives for PODS
  • Cultivates and utilizes effective broker and developer network to identify premier sites before they reach the market.
  • Interacts frequently with SVPs, RVPs and other critical team members for site visits and planning purposes
  • Negotiate purchase contracts and/or leases, in compliance with real estate and safety laws
  • Prepares site approval materials and documentation in collaboration with various departments.
  • Obtains all approvals needed prior to contract execution

 MANAGEMENT & SUPERVISORY RESPONSIBILTIES

  • Typically reports to Management. Direct supervisor job title(s) typically include: SVP Corporate Operations  
  • Job is directly responsible for managing other employees (e.g., hiring/termination and/or pay decisions, performance management). Shared resources ie real estate coordinators

Job Requirements

JOB QUALIFICATIONS: Education & Experience Requirements

  • Bachelor’s Degree in Business Administration or related field
  • 8-10 years experience progressively responsible management experience in real estate development and acquisition
  • Thorough knowledge and successful track record of commercial real estate market development
  • Solid track record with negotiating real estate contracts
  • Applied knowledge of laws governing commercial real estate use and licensing requirements
  • Strong financial acumen
